Which ward of Kawasaki has the most tower condominiums? Not Nakahara (Musashikosugi), but Saiwai, west of Kawasaki Station (2026 list by ward)

Musashikosugi in Nakahara Ward is Kawasaki's best-known tower condominium district, but counting buildings of 20 floors or more, the ward with the most is Saiwai Ward, which stretches from the west side of Kawasaki Station to Shin-Kawasaki and Kashimada, with 20 buildings against Nakahara's 16. Units: Japanese statistics express prices in 万円 (units of ¥10,000) and often use the tsubo (about 3.31 m²) as a unit of area. In this article, ¥5.48 million per tsubo corresponds to 548万円 in the Japanese original.

Ask about “tower condominiums in Kawasaki” and most people think of Musashikosugi. But when we counted every condominium of 20 floors or more in Kawasaki, building by building, the ward with the most was not Nakahara but Saiwai, which spreads out west of Kawasaki Station.

How many floors does a building need to be a tower condominium?

There is no legal definition. This article uses the threshold common in industry statistics: 20 floors or more above ground.

Some 20-floor buildings are long, slab-shaped blocks rather than towers, but we counted them regardless of shape. If you want to compare slender, tall towers, the 30+ and 40+ columns are a better guide.

Why, then, is Musashikosugi called “the tower condominium town”?

Because slender high-rise towers are packed closely around the station. Of the 11 buildings in Kawasaki with 40 floors or more, 9 are in Musashikosugi.

Two maps comparing tower condominium counts by ward in Kawasaki. At 20 or more floors, Saiwai has the most with 20 and Nakahara has 16. At 40 or more floors, Nakahara has the most with 9 and Saiwai has 2.

Saiwai’s towers are spread across the west side of Kawasaki Station, Shin-Kawasaki, Tode and Yako, and 9 of them have 20 to 22 floors.

Over the most recent year, the average closed price was about ¥5.48 million per tsubo (about ¥1.66 million per m²) around Musashikosugi Station, and about ¥4.34 million per tsubo (about ¥1.31 million per m²) around Kawasaki Station.

Area Per tsubo (average) Per m² (average) Sales
Musashikosugi Station area about ¥5.48 million about ¥1.66 million 156
Kawasaki Station area about ¥4.34 million about ¥1.31 million 42

We compiled transactions from the Ministry of Land, Infrastructure, Transport and Tourism (MLIT) contract price data (April 2025 to March 2026) in districts (町) where tower condominiums stand, for buildings with the same year of construction as those towers. Some sales in low- and mid-rise buildings in the same district and of the same year are included.

How we counted

  • Scope: residential buildings in Kawasaki with 20 or more floors above ground, completed as of October 2026. Both owner-occupied and rental buildings are included, regardless of shape (tower or slab).
  • Counting: where a development has several buildings on one site, we counted only those with 20 floors or more, one by one (for example, of the nine residential buildings in Park City Shin-Kawasaki, only the two 30-floor buildings are counted).

Note: The counts and lists in this article are based on our own research using publicly available information, and we cannot guarantee that every building is included. If you notice an omission or error, please let us know through our contact form. Closed prices were compiled and processed by us using the contract price data (API) of the MLIT Real Estate Information Library. This service uses the API of the MLIT Real Estate Information Library, but the currency, accuracy and completeness of the information provided are not guaranteed. Building names are our English renderings of the Japanese names. Place names on the background of the maps are in Japanese.
